Strata Electrical Planning Reports and EV Ready Plans
An Electrical Planning Report (EPR) is required under the updated Strata Property Regulation and describes how your strata can align itself with the Clean BC initiative. Our reports will vary depending on the type of development we are dealing with but there are two common scenarios:
a) For a condominium type building our strata report includes an analysis of the existing electrical system and explores potential upgrades such as electrical vehicle charging and conversion of gas fired heating or hot water systems to electric.
b) For a townhome project our report explores the feasibility for individual strata lot owners to add dedicated EV charging, heat pumps, or convert gas hot water to electric.
The EV Ready Plan is a document prepared for BC Hydro and provides a detailed plan (complete with construction drawings) for the core infrastructure supporting one EV charger for every unit. You are under no obligation to have an EV Ready plan prepared, but with this plan your strata will be eligible for construction rebates of up to $120,000 and with more subsidies available for the charging unit installation. Better still, your costs to hire us for EV plan development are also subsidized by $3,000.
If your strata is a condominium project with surface or underground parking where dedicated parking spaces are allocated to specific units then you should have an EV Ready plan and take advantage of these rebates! Ask us for a proposal for an EV Ready Plan to be delivered with your Electrical Planning Report. The cost of both reports combined will be only slightly more expensive than the EPR alone once the BC Hydro rebates are factored in.
